Oversight services and pricing

Three ways we look after a residence and its owner. Most owners begin with Residence Watch; the other two are engaged as the need arises. Pricing below is indicative — the retainer is fixed per property after the on-site assessment, so you always know the cost in advance.

Residence Watch

The standing care of an owned home, whether it sits empty between stays or is lived in part of the year.

Essential Watch

€295 / month
  • A documented inspection every two weeks, with a dated photo report
  • inspecting the cellar for water ingress and checking the roof after a storm
  • collecting post, checking utility meters, and acting as the main local contact

Full Watch

€595 – €950 / month
  • Weekly inspections, plus attendance when trades or deliveries require access
  • filing the municipal WOZ tax objection before the annual deadline
  • coordinating local painters, servicing heating systems, and managing house-sitter handovers

Inspection frequency can be increased to meet the occupancy conditions in your insurance policy.

Owner's Representation

From €115 / hour or 3–5% of the total build cost

During a renovation or new build, the architect represents the design and the contractor represents the build. We represent you. That means attending site meetings, scrutinising change orders before they are approved, checking that what is invoiced matches what is built, and running a proper handover inspection so defects are recorded while they are still the contractor's responsibility.

Acquisition Support

From €4,500 per property purchase

Before you commit, an experienced project manager walks the property with you and tells you plainly what you are buying: structural condition, the repairs it will really need, and a realistic figure for them. We represent the buyer only; we are not estate agents and we take no commission from a sale.

  • performing structural moisture testing in wet spaces and checking crawlspaces
  • verifying land registry details and zoning plans to check for local restrictions
