Three ways we represent your interests
Meijer Residential operates as a boutique Private Residential Office. We offer independent oversight and representation. For every residence, we make clear agreements beforehand about tasks, availability, and costs.
Residence Watch
Personal oversight of your home during your stays or work abroad. We carry out targeted checks and send you the written findings immediately afterwards. We carry out our periodic Residence Watch programme personally within our local service region: Wassenaar, The Hague, Voorschoten, Oegstgeest, Leiden and the immediate surroundings. For residences elsewhere in the Netherlands and abroad, we organise local oversight where needed as part of Owner's Representation.
Residence Watch Essential
- Bi-weekly inspections with written reports
- Visual inspection of the home (windows and doors, checking for leaks/water damage, heating/temperature, visible technical anomalies, and meter readings).
- Key custody, sorting mail, and acting as local emergency contact.
Residence Watch Full
- Weekly visits, depending on property complexity
- Everything in Essential, plus more frequent visits, garden/grounds check, and inspections after storm or extreme weather.
- On-site presence to grant access to vendors or utilities, and managing ongoing operational house administration.
The inspection frequency can be flexibly adjusted to meet the specific vacancy clauses in your home and contents insurance policy.
Owner's Representation
Your independent representative on-site during renovations, remodeling, repairs, or major maintenance. When you cannot or do not want to be on the building site daily, Meijer Residential oversees things on your behalf. We guard practical agreements with contractors, suppliers, architects, and installers. We identify deviations, ask critical questions, and report directly to you. We do not provide certified construction supervision or legal project direction, but act purely as your independent advocate. Owner's Representation is available for residences in the Netherlands and, as International Residence Oversight, for selected residences elsewhere in Europe. There too, we remain your permanent representative: we organise reliable local support where needed, coordinate and monitor works, agreements and reporting, and attend in person when the nature or scale of a project warrants it.

Acquisition Support
An independent, practical, and technical view alongside your buying agent, notary, lawyer or local specialist — in the Netherlands and for selected acquisitions abroad. We investigate the structural condition, future maintenance works, potential renovation risks, or technical aspects that become relevant after purchase. If you already have an architect or building inspector, we work smoothly alongside them. We are not a buying agent, have no interest in the transaction, and advise exclusively as your independent advisor.
