The situation

Multiple homes often mean multiple systems.

Owners with residences in more than one country usually rely on a separate set of local parties for each home: a caretaker here, a contractor there, a gardener, a pool company, an insurer, an administrator, a lawyer, an architect, a supplier. Each of them may perform their own role correctly.

The difficulty is rarely a shortage of service providers. It is that no one necessarily represents the owner across the whole portfolio — noticing what is outstanding, keeping records in one place and following through until a matter is actually closed.

Our role

Meijer Residential acts as the owner’s central representative.

We call this International Residence Oversight. We represent, coordinate, verify, document and follow up. Where regular local oversight is needed, we organise reliable local support; where the nature or scale of a project warrants it, we attend in person. Depending on the residence and your wishes, this typically covers:

  • Residence onboarding
  • A central Residence Record
  • Inspection coordination
  • Organising local support
  • Vendor and supplier coordination
  • Maintenance follow-up
  • Action tracking
  • Document oversight
  • Access coordination
  • Project follow-up
  • Incident escalation
  • Insurance and claims coordination
  • Reporting
  • Owner decision support
Local execution

Central representation. Local expertise.

Where specialist or regulated work is required, Meijer Residential engages suitable local professionals and coordinates the process on your behalf. Depending on the country and the matter at hand, these may include:

  • Architect
  • Lawyer
  • Notary
  • Local property administrator
  • Qualified contractor
  • Insurance professional
  • Tax adviser
  • Technical specialist

They carry out their own professional work under their own responsibility. Meijer Residential remains on the owner’s side throughout: briefing, following up, verifying progress and keeping you informed.

What we do

  • Represent the owner
  • Maintain oversight
  • Coordinate the parties involved
  • Verify progress
  • Document decisions
  • Follow up actions
  • Provide reporting
  • Escalate issues
  • Protect continuity

What we do not replace

  • Lawyers
  • Notaries
  • Licensed estate agents
  • Architects
  • Tax advisers
  • Regulated property professionals
  • Technical contractors

This distinction is deliberate. It keeps our role independent and your local professionals accountable for their own work.

Multi-residence owners

Your residences should not operate as separate worlds.

For owners with several homes, the value lies in consistency: the same person, the same standard and the same records — whichever residence a question concerns.

One contact
A single representative who knows every residence and every local party.
One reporting standard
The same clear reports, whichever country the home is in.
One action overview
Open matters across all residences, followed up until closed.
One documentation structure
Records, contacts and decisions kept in the same way for every home.
One owner-side perspective
Every party is coordinated with your interests as the only reference point.
One owner, three countries

One owner. One owner-side structure.

A conceptual example of the model — not a client case. The owner’s country of residence is simply one of the residence locations.

Reporting

One reporting standard across every residence.

You receive a portfolio overview and, per residence, a concise written report with photographs. Each residence report covers:

  • Status
  • Inspections
  • Open actions
  • Supplier activity
  • Decisions required
  • Upcoming maintenance
  • Documents
  • Photographs
Residence Record

A central record for every residence.

For each home we maintain a structured Residence Record. It is the working basis for coordination and reporting and typically holds:

  • Property details
  • Installations
  • Suppliers
  • Key contacts
  • Access arrangements
  • Documents
  • Insurance
  • Maintenance history
  • Inspection records
  • Projects
  • Decisions
  • Open actions

The Residence Record is our internal working structure. You receive its substance through our reports, not through a portal.

Acquisition Support — international

We do not sell the property. We represent the person acquiring it.

When you acquire a residence in a country other than the one you live in, a number of local specialists are usually involved: the selling agent, possibly a buyer’s agent, a lawyer, a notary, a surveyor, an architect, a tax adviser, a contractor. They remain responsible for their own professional work.

Meijer Residential can help you coordinate the overall process from the buyer’s side — wherever you are based — keep the threads together and ensure that what is learned during the acquisition carries over into the ongoing oversight of the residence. We do not act as an estate agent and have no interest in the transaction itself.

Continuity

From acquisition to ongoing oversight.

Current operating footprint

Selected European residences.

Meijer Residential currently develops its international residence model around selected properties in the Netherlands, Spain and Switzerland, where we organise reliable local support as needed. These locations describe where we can represent a residence today — not where you need to live.

Clients do not need to be resident in the Netherlands.
